| 内容記述 | 筆者は前稿「フォレストヒルズ・ガーデンズの開発に関する研究」1)で，同開発の端緒と当初の意図及び配置の変更内容等を論じた。しかし，その変更の時期や原因及びセイジ財団の撤退原因の探求は不充分だったので，本稿ではこれらを更に探った。大きな私的公園（private park）の宅地化は，コミュニティ用のクラブの設立とその施設の整備による，私的公園をコミュニティに利用する必要性の減少，及び画地や建物の好調な販売等から，1915年に踏み切られたと推察できた。同財団の撤退は，区画の大半の売却完了，第一次世界大戦直後の建設の人件費や資材の高騰と米国景気の後退，同団地の維持管理の赤字化等が原因と判った。また，財団撤退直後にフォレストヒルズ・ガーデンズ（以下FHGと表記）を維持管理し良好に保つ住民組織の立ち上げも判明した。更にFHGは，モデル住宅地となることを目指したが，FHGに近い手法に基づく住宅地がその後に出来ていることから，その役割も果たしたことも確認した。 | |||||||||||

| 内容記述 | In my previous paper “A study on the development of Forest Hills Gardens in New York”, I described the original planning aims of the estate (=FHG) and its layout changes.But the search was insufficient. The present paper describes findings from further investigations that revealed the cause and timing of the changes and the reasons for the withdrawal of the Sage Foundation from the project. The need for private parks that could be used by the community was reduced by the establishment of a Gardens Club, and large private parks were divided up and sold as housing lots in 1915. The Foundation's withdrawal from the project just after World War I was due to several factors: most of the lots had been sold, the cost of labor and materials for construction soared, funds for maintenance of the estate had fallen into deficit, and the U. S. economy was in recession. A residents’ organization was founded to take over the maintenance of the estate. Still another aim of FHG was to be a model residential district under the capitalist system. And it was confirmed that some later housing developments used similar method as FHG's. | |||||||||||
